These Terms of Service (the “Terms”) govern your access to and use of the website, services, and co-hosting assistance provided by STR Booster, a division of Green Door Hotel Inc. (“STR Booster,” “we,” “us,” or “our”). By accessing our website, submitting an inquiry, or engaging our services, you (“you,” “Client,” or “Owner”) agree to these Terms. If you do not agree, do not use our website or services.
Important — Nature of our services. STR Booster provides co-hosting, advisory, and listing-assistance services only. We do not own, lease, occupy, control, or take possession of your property, and we do not act as your property manager, real estate broker, or agent beyond the limited administrative tasks you expressly authorize. You retain full ownership of and responsibility for your property at all times.
1. Description of Services
STR Booster offers optimization and support services for short-term rental owners, which may include listing optimization, pricing guidance, revenue analysis, communications support, and related co-hosting assistance. We assist you; we do not assume operational control of, or responsibility for, your property. The scope of any engagement is limited to the specific services described in a separate written agreement or order, and these Terms supplement any such agreement.
2. We Are Not the Property Manager or Operator
You acknowledge and agree that:
- STR Booster is a service provider that assists and advises you in connection with your short-term rental; we are not the operator, owner, manager, custodian, or controller of the property.
- You remain solely responsible for the property, its condition, safety, habitability, maintenance, security, and all activities that occur on or in connection with it.
- Nothing in these Terms creates a landlord-tenant, agency, partnership, joint venture, fiduciary, or employment relationship between you and STR Booster. We act solely as an independent contractor.
- Any access we are given to booking platforms, messaging tools, or accounts is for the limited purpose of performing authorized assistance, and does not transfer responsibility for the property to us.
3. No Guarantee of Results or Income
Any figures, projections, estimates, averages, or calculator outputs presented on our website or during our services (including any “average revenue lift” or estimated take-home amounts) are illustrative only, are not promises or guarantees, and will vary based on market conditions, seasonality, the property, pricing, regulation, platform changes, and factors outside our control. We do not guarantee any specific occupancy, bookings, revenue, profit, ranking, or outcome.
4. Your Responsibilities and Representations
You represent, warrant, and agree that you are solely responsible for, and that STR Booster shall have no liability for:
- Legal compliance — obtaining and maintaining all permits, licenses, registrations, and approvals required to operate a short-term rental, and complying with all applicable laws, ordinances, zoning rules, HOA or condominium rules, lease terms, building codes, and short-term-rental regulations.
- Taxes — the assessment, collection, reporting, and remittance of all applicable taxes, including occupancy, lodging, sales, and income taxes.
- Insurance — maintaining adequate property, liability, and short-term-rental insurance coverage. STR Booster does not provide insurance and is not responsible for uninsured losses.
- The property and guests — the condition, safety, and lawful operation of the property; guest screening decisions; guest conduct; injuries; property damage; theft; and disputes involving guests or third parties.
- Authority — that you own the property or otherwise have full legal authority to list it and to engage STR Booster, and that doing so does not violate any agreement or law.
- Accuracy — the accuracy and completeness of all information, listings, photos, and pricing you provide or approve.
5. Assumption of Risk
Operating a short-term rental involves inherent risks, including property damage, personal injury, regulatory action, and financial loss. You knowingly and voluntarily assume all such risks. STR Booster is not responsible for, and you release us from, any loss or damage arising from the operation of your property or the acts or omissions of guests, neighbors, platforms, or other third parties.
6. Disclaimer of Warranties
Our website and services are provided “as is” and “as available,” without warranties of any kind, whether express, implied, or statutory, including any implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement. We do not warrant that the services will be uninterrupted, error-free, or will achieve any particular result.
7. Limitation of Liability
To the maximum extent permitted by law, in no event shall STR Booster, Green Door Hotel Inc., or their owners, officers, employees, contractors, or affiliates be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, bookings, data, goodwill, or business, or for any property damage, personal injury, or third-party or guest claims, arising out of or relating to your property, the services, or these Terms, whether based in contract, tort (including negligence), strict liability, or otherwise, even if advised of the possibility of such damages.
To the maximum extent permitted by law, the total aggregate liability of STR Booster and Green Door Hotel Inc. for all claims arising out of or relating to the services or these Terms shall not exceed the total fees actually paid by you to STR Booster for the services giving rise to the claim during the three (3) months immediately preceding the event giving rise to the claim.
8. Indemnification
You agree to defend, indemnify, and hold harmless STR Booster, Green Door Hotel Inc., and their owners, officers, employees, contractors, and affiliates from and against any and all claims, demands, actions, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to: (a) your property or its operation; (b) the acts or omissions of you or your guests; (c) your breach of these Terms or any representation herein; (d) your violation of any law, regulation, permit requirement, tax obligation, lease, or third-party right; or (e) any injury, death, or property damage connected to your property.
9. Third-Party Platforms
Our services may involve third-party platforms such as Airbnb, Vrbo, Booking.com, pricing tools, and others. We do not control these platforms and are not responsible for their availability, policies, fees, account actions, or decisions. Your use of those platforms is subject to their own terms, and you remain responsible for compliance with them.
10. Fees
Fees for services are set out in your separate agreement or order. Except as required by law or expressly stated, fees are non-refundable. You are responsible for any fees charged by third-party platforms.
11. Intellectual Property
All content on our website and materials we provide are owned by Green Door Hotel Inc. or its licensors and are protected by applicable laws. You may not copy, reproduce, or distribute them without our prior written consent.
12. Termination
Either party may terminate an engagement as set out in the applicable agreement. We may suspend or terminate your access to the website or services at any time if you violate these Terms. Sections relating to disclaimers, limitation of liability, indemnification, and dispute resolution survive termination.
13. Dispute Resolution; Arbitration; Class-Action Waiver
Any dispute arising out of or relating to these Terms or the services shall be resolved by binding individual arbitration on a confidential basis, rather than in court, except that either party may seek relief in small-claims court for qualifying claims. You and STR Booster waive any right to a jury trial and to participate in a class, collective, or representative action. 14. Governing Law

16. Severability; Entire Agreement
If any provision of these Terms is found unenforceable, the remaining provisions remain in full force, and the unenforceable provision will be enforced to the maximum extent permitted. These Terms, together with any separate service agreement and our Privacy Policy, constitute the entire agreement between you and STR Booster regarding the subject matter and supersede prior understandings.
