How does pricing work?
Two parts. A one-time Property Operating System setup fee (from €2,500 for a standard apartment, more for villas, multiple channels, or complex vendor operations) builds and configures your automation layer. Then a monthly commission — 5–7% on the Automation Partner tier, 8–10% on AI Co-Host, or 11–15% on Luxury Operations Partner — keeps it running, monitored, and improving. Commission is charged on net accommodation revenue only, never on taxes, deposits, or pass-through costs.
What does "you don't pay" actually mean?
If your revenue hasn't grown within the first 90 days versus your trailing baseline, we waive our commission for that period. This applies to the ongoing commission, not the setup fee — that's already spent building your automation layer. We measure against your own numbers, transparently, and you see the reporting the whole way through.
Do I keep control of my listing and accounts?
Always. Your listings, payouts, and accounts stay in your name. We co-host alongside you — you can see every change we make and step back in at any time. There's no lock-in contract.
Why not just buy the software myself?
